Job Description:


Perform lease administrator activities, including abstraction of lease document, monitor and reconcile tenant accounts for accurate billing and reporting, including quarterly/annual reimbursement adjustment billing for common area maintenance, insurance and real estate taxes.

Abstract financial and additional lease clause information on all forms of lease, as well as, other documents and set up tenant information in MRI;
Track rent commencement dates, prepare and issue rent commencement notices. Follow up and process delivery, opening, commencement, closing and recaptures notices;
Monitor all aspects of tenant accounts. Follow up on new tenant invoices to ensure payment commences in accordance with lease agreement terms. Generate monthly rent step increases and verify all tenants are billed properly. Bill percentage rent as necessary. Prepare and bill annual, quarterly, and installment payer recovery reconciliation billings. Bill CPI increases. Post utility and other related charges. Prepare tenant reconciliations as required. Finalize accounts upon tenant move out including billing of final charges. Refund security deposits. Monitor unapplied cash accounts to ensure appropriate allocation of payments. Ensure all lease specified tenant support requirements are adhered to and delivered to tenant within the terms of the lease;
Evaluate and reconcile assigned portfolio rent roll and GLA and GLO, on a monthly basis, reviewing all tenant deliveries, rent commencements, closings and recaptures for compilation into monthly portfolio reconciliation reports;
Monitor and manage tenant percentage rent billing process and assists in missing sales information, if required;
Communicate with multiple departments as well as, tenants to answer questions regarding tenant account tenants accounts recovery charges and billings. Review tenant disputes and research lease documents for prompt response and/or adjustment to tenant account;
Perform function of prepaid rent application 1st of month following monthly CM close;
Responsible for special projects as requested; and
Support budget and forecast process as needed.

Bachelor's Degree preferred
3-5 years of relevant commercial (preferably retail) real estate experience
Strong understanding of commercial retail real estate documentation and processing
Ability to work in a fast-paced environment
Strong oral and written communication skills
Strong attention to detail
Intermediate knowledge of Microsoft Office Suite and ability to work with database systems.
