Job Description:
Hey there! We are GoldOller and we are looking for our next Area
Manager to join our team of professionals. The Area Manager is
responsible for direct budget preparation, monitoring budgets,
preparing reports of activities and fiscal status, monitoring
operating practices and procedures and recommending changes to
promote efficiency, participating in pre-employment interviews,
supervising, evaluating performance, and training site personnel.On
any given day, you will do one or all of the following:General
Administration:Monitor collections, collection loss, vacancy
reports, etc. through reporting systems, conversations, and
meetings.Aid in the direction of the development of the annual
budget.Monitor the budget through monthly reports and provide input
regarding the status of the budget as needed.Maximize the gross
potential by utilizing the approved marketing plan and raising
rents when possible.Ensure that resident lease terminations and
grievance hearings are properly processed.Oversee the development
and implementation of marketing plans and strategies in order to
promote high levels of occupancy.Ensure that residents receive
available services by cooperating with service providers to deliver
services to residents.Assist subordinates in handling difficult or
complex problems by offering alternatives and working directly with
staff as needed.Assist in the preparation and submission of monthly
reports detailing the prior month's occupancy and fiscal
performance.Help set up computer systems and monitor monthly
management reports for accuracy.Assist in the timely resolution of
resident complaints.Any other special projects as requested by the
Regional Manager.Supervision of General Property Management and
Maintenance:Participate in pre-employment interviews and make
hiring recommendations as needed.Interpret and apply Management
personnel policies, departmental policies, and other relevant
policies and procedures.Monitor the performance of subordinates
through periodic inspections of properties and reviews.Review and
approve time and leave reports for assigned staff and approve leave
requests.Conduct or coordinate training programs for all new
employees and periodic training for other employees.Coordinate
staffing to assure that all properties are adequately
staffed.Prepare and review performance appraisals and discuss them
with subordinates as appropriate.Counsel employees regarding job
performance and document in accordance with established
procedures.Recommend disciplinary action as needed.Conduct periodic
staff meetings.Monitor and analyze the effectiveness of policies
and procedures and prepare revisions and recommend changes as
needed.Negotiate and recommend contracts to Senior Management.All
tools and excess supplies shall be cleaned up and stored
properly.Skill Requirements:Knowledge of Management policies and
procedures, particularly as they pertain to property
management.Knowledge of laws and standards that apply to property
management, such as Fair Housing Laws, Landlord Tenant Law, and
local and state building codes.Basic knowledge of building
maintenance, fire prevention, and liability reduction
principles.Knowledge of basic office practices, procedures, and
equipment.Knowledge of the operation of the Management computer
system and software.Ability to maintain required records such as
tenant files, vacancy reports, etc.Ability to read and interpret
policies and guidelines in order to make sound decisions.Ability to
prepare clear, concise reports and make appropriate recommendations
within the scope of responsibility.Ability to generate records,
receipts and reports efficiently using a calculator and the
computer system.Ability to establish and maintain effective working
relationships with peers, superiors, residents, community service
agencies, and the public.Ability to manage multiple priorities and
multiple demands to accomplish tasks in accordance with established
requirements.Skilled in analyzing situations in order to identify
problems and offer possible solutions.Skilled in communicating with
all types of people in a wide variety of situations.Self-starter
with attention to detail and talent for following up.Qualifications
for this Position:Bachelor's degree in management, business
administration, social science area, or closely related
field.Minimum of 3 year's experience as a Community Manager -
required.Multi-Site supervision experience - preferred.Minimum 5
year's experience in Multifamily Housing - required.RealPage
experience (OneSite Leasing and Rents) - required.Able to travel
(via air or road) and stay overnight for multiple nights, as
needed.Must provide vehicle for local job-related travel.Must be
available to assist after hours for emergencies.Valid Driving
License and automobile insurance.Neat, clean, and appropriate
